Hey, and welcome to part two of this overview of Rentibly AI! This time it's your reviews, why a listing isn't booking, your fees, and what your guests are asking for — with you approving every change. Here's everything we'll cover. Every chapter's start time is right here, and in your player — so if you're after something specific, jump straight to it. Let's dive in. Welcome back! In part one, Rentibly AI ran the morning, the numbers,
the inbox and the team. Now let's go further — your reviews, your listings, your pricing, and the things your guests are asking for.
Let's start with the big one. Where are we falling short? It's reading every review across the portfolio — the scores in each category, how they've moved since last year, the worst reviews — and what guests complained about in their messages. It even checks for amenities guests asked about that aren't on your listings. This is a question that would normally take you an afternoon and a spreadsheet. And there it is. The overall rating, the weakest categories and which way they're moving, and the complaint that keeps coming back — check-in delayed, the apartment not quite cleaned — named property by property. Let's dig in. Show me every review with cleanliness below four. You can search reviews by any category score, by tag, by sentiment, unanswered ones, or just by the words guests used. And it doesn't just filter — it reads the reviews themselves, and looks for what they have in common. It groups them by what went wrong — in the guests' own words — and names the worst offenders.
Now a question every operator asks. Why isn't Cascade Flats 26B getting booked? It checks the inquiries and conversion, the occupancy, what inquirers said, the price against similar places — and the listing itself. And the answer's clear-cut: it isn't live yet. No rates set, the listing's incomplete, and the permit's expired — with exactly what to fix, in order.
Here's one that's really hard by hand. Analyse our fees across properties. Every fee, compared with similar properties — flagging the ones that are too high, too low, missing, or doubled up. Each property is compared with similar ones of the same size — so you're never comparing a studio with a penthouse. Look at The Lyric 19C: the highest cleaning fee in its group, and the lowest pet fee. That's the kind of thing you'd never spot in a spreadsheet.
Now, your guests. Any special requests from guests arriving this week? It reads their messages for things like early check-ins, baby cots, transfers or celebrations. The kind of thing that's easy to miss in a busy inbox. Two of them — Emily wants an early check-in, Lily a late checkout. And it's matched each one to an upsell, with the price. So let's make sure the team handles them. Create tasks for both. It sets each one due before the guest needs it, and adds a note to the booking. Now, this is a change, so watch what happens. It doesn't just go ahead — it lays out exactly what it's about to create, and waits for me. Here's the card: two tasks, the due dates, what each guest actually said — and a clear note that nothing goes to the guest. I'll confirm. Done — both tasks are on the team's list, and both bookings have the note.
What about selling Emily that early check-in? Offer Emily Williams the early check-in upsell. Watch what it checks before it sends anything. It finds her booking, her request, the matching upsell and its price — and then it checks whether it's actually allowed to message her right now. It knows the rules. Emily's WhatsApp window is closed, and there's no approved template that fits — so instead of breaking them, it tells you your options.
One more for your guests: an announcement. Pools at every property are closed tomorrow from eight till noon — let everyone staying now know. It finds who's in house, and works out how to reach each one. Some guests are on Airbnb, some on Booking.com, some only by email — and WhatsApp has its own rules about when you can message someone. Every guest gets it on their own channel — Airbnb, Vrbo, Booking.com, email — and it tells you who it can't reach. You can switch a guest's channel or leave them out. Since this would really send, I'll cancel.
Last, a bit of housekeeping. Close finished conversations with no message since the first of September. It sweeps the inbox for threads that are done. Finished threads clutter everyone's inbox — this clears them in one go, and tidies up the inquiries and quotes they leave behind. Every stale thread, listed — and it flags the ones worth a second look before closing, like a refund request. It only ever sees the conversations your inbox shows you. So that's Rentibly AI, part two. Your reviews, your listings, your fees, your guests — all just a question away. And anything that changes, you approve.
